Every unit in the first phase of the redevelopment is now occupied or under offer, including units not due for handover until the end of the year. Businesses can now pre-register for Phase Two.
Hazeley Group is delighted to announce that Phase One of the Hazeley Enterprise Park redevelopment is fully let, with every unit now either occupied or under offer. That includes units that won’t be handed over until the end of the year.
The early take-up reflects strong demand for high-quality business space in the area. Construction of Phase Two is due to begin before the end of 2026, and businesses looking for office or light industrial space in 2027 can pre-register their interest now.
Our first new tenants have already moved into the light industrial and office units completed by principal contractor Stepnell. Twelve businesses are now based on the park, with five more due to move in at year-end.
The park in numbers
- 100% of Phase One units occupied or under offer
- 30 new units: 18 light industrial and 12 grade A office
- 48 units in total once complete, including 18 existing units that are all fully occupied
- 12 acres of landscaped parkland on the edge of the South Downs National Park
- Around 40,000 cubic metres of material cleaned and reused on site
- EV charging as standard
Space that works around you
The new units are energy efficient, built to a high specification and come with EV charging as standard, helping occupiers keep running costs and emissions down. They can also be adapted to suit different operations. One tenant has combined three adjoining units, adding an office mezzanine and extra power for plug-in warehouse equipment.
Just minutes from the M3 and Winchester, the park offers strong road connections alongside a countryside setting.
Award-shortlisted remediation
The park sits on the site of Northfields Farm, a former chicken farm and feed mill. Before building began, an extensive remediation programme removed buried contamination, with around 40,000 cubic metres of material cleaned and reused on site. A 12-acre field was also reshaped into a natural swale and biozone to manage surface water and support wildlife.
The work has been shortlisted for Best Land and Soil Investigation Project at the Environment Monitoring and Measurement Achievement Awards 2026.
Investing in the community
Work is moving ahead on the Hazeley Hub, a new community space at the heart of the park due to open in spring 2027. It will include a café, restaurant and bar, plus a meeting room and events space, giving occupiers and the wider community somewhere to meet, work and connect.
“Demand for Phase One has outpaced even our own expectations, and seeing every unit occupied or under offer, before some of them are even finished, is a real vote of confidence in Hazeley Enterprise Park,” said Nikki Bream, Managing Director of Hazeley Group. “Businesses are choosing us because they can have high-quality, sustainable space with great connections, in a setting that’s genuinely enjoyable to work in.
“With construction of Phase Two due to begin before the end of the year and the Hazeley Hub opening in spring 2027, the park is becoming a real business community. If you were thinking about making the move, now is the time to pre-register. We’d love to welcome you in 2027.”
